In January 2016 19 waterfront homes sold in the Lake Norman area, a 26.3% decrease from the 24 Lake Norman waterfront homes sold in December 2015. January 2016 Lake Norman waterfront home sales figures increased 26.7% from January 2015 when 15 Lake Norman waterfront homes sold.

The average sales price decreased 6% from $943,708 in December to $887,158 in January. The January 2016 average sales price increased 29.1% from the January 2015 average sales price which was $686,960.

Average days on the market decreased from 103 in December to 86 in January, a 16.5% decrease in market time. The January 2015 average days on the market were 132, a 34.8% decrease in market time.

Currently there are 310 active Lake Norman waterfront homes listed in the MLS with 59 also under contract, down 5.4% from January. The average list price is $1,183,657, down .7% from January. The lowest priced Lake Norman waterfront home is listed at $144,900 and the highest priced Lake Norman waterfront home is listed at $7,450,000.

In January 2016 3 waterfront condos or townhomes sold in the Lake Norman area, a 66.7% decrease from the 9 Lake Norman waterfront condos sold in December 2015. January 2016 sales figures decreased 40% from January 2015 when 5 Lake Norman waterfront condos sold.

The average sales price decreased 32.6% from $377,333 in December to $254,333 in January. The January 2016 average sales price decreased 18.3% from the January 2015 average sales price which was $11,400.

Average days on the market increased 224% from 66 in December to 214 days on the market in January. The January 2015 average days on the market were 187, a 14.4% increase in market time.

Currently there are 32 active Lake Norman waterfront condos listed in the MLS with 11 also under contract, a 22% increase from January. The average list price is $315,423, up 12.9% from last month. The lowest priced active Lake Norman waterfront condo is listed at $149,900 and the highest priced active Lake Norman waterfront condo is listed at $729,000.

The average days on the market increased 240% from 108 days in December to 367 days on the market in January. Days on the market were up 143% from January 2015 when the average was 151 days on the market.

The average list price is $463,303, down .6% from last month.
