Lake Norman Homes
In August 2017 210 homes sold in the Lake Norman area, a 10.5% increase from the 190 homes sold in July. The August 2017 sales figures increased 2.4% from August 2016 when 205 homes sold in the Lake Norman area.

The average sales price decreased 1.1% from $529,266 in July to $523,532 in August. The August 2017 average sales price decreased 9.5% from the August 2016 average sales price which was $578,693.

Average days on the market increased 5.4% from 74 days on the market in July to 78 days on the market in August. The August 2016 average days on the market were 80, an 2.5% decrease in market time from last year.

Currently there are 934 active homes for sale in the Lake Norman MLS area, down 2.9% from August. The average list price is $734,530 down .2% from the August average list price of $736,254. The average days on the market are 170. 363 Lake Norman homes are currently under contract, down 8% from August. Based on this data we are currently in a sellers real estate market, 4.5 months of inventory, in the Lake Norman real estate market.

Lake Norman Condos & Townhomes
In August 2017 30 condos/townhomes sold in the Lake Norman area, a 28.6% decrease from the 42 condos or townhomes sold in July 2017. August 2017 sales figures increased 7.1% from August 2016 when 28 Lake Norman condos sold.

The average sales price decreased 7.9% from $240,202 in July to $221,343 in August. The August 2017 average sales price increased 5% from the August 2016 average sales price which was $210,724.

Average days on the market decreased 31% from 58 in July to 40 in August. The August 2016 average days on the market were 63, a 36.5% decrease in market time.

Currently there are 38 active condo/townhome listings for sale in the Lake Norman MLS area, a 15.2% increase from the 33 active condos for sale in August. The average list price is $267,710, down .2% from August’s average list price of $268,185. The average days on the market are 71. 39 Lake Norman condos/townhomes are currently under contract, a 27.8% decrease from August. Based on this months data we are currently in a sellers market, only 1.3 months of inventory, in the Lake Norman condo market.

In August 2017 33 lots sold in the Lake Norman area, a 27% increase from the 26 lots sold in July 2017. August 2017 sales figures increased 37.5% from August 2016 when 24 Lake Norman lots sold.

The average sales price decreased 42.7% from $270,542 in July to $155,061 in August. The August 2017 average sales price increased 3% from the August 2016 average sales price which was $159,826.

Average days on the market decreased .6% from 179 in July to 178 in August. The August 2016 average days on the market were 173, a 2.9% increase in market time versus the same time period last year.

Currently there are 622 active lot listings for sale in the Lake Norman MLS area, an increase of 3.3% from August. The average list price is $270,181, down .2% from August’s average list price of $270,726. The average days on the market are 527. 57 Lake Norman area lots are currently under contract, a 36% decrease from August. Based on this data, 18.8 months of inventory, we are in a buyers market for Lake Norman lots & land.

In July 2017 188 homes sold in the Lake Norman area, a 20% decrease from the 235 homes sold in June. The July 2017 sales figures increased 13.3% from July 2016 when 166 homes sold in the Lake Norman area.

The average sales price increased 9.6% from $485,070 in June to $531,695 in July. The July 2017 average sales price decreased 6.2% from the July 2016 average sales price which was $566,908.

Average days on the market increased 7.2% from 69 days on the market in June to 74 days on the market in July. The July 2016 average days on the market were 81, an 8.6% decrease in market time from last year.

Currently there are 962 active homes for sale in the Lake Norman MLS area, down 5.1% from July. The average list price is $736,254 down 2.9% from the July average list price of $758,524. The average days on the market are 164. 395 Lake Norman homes are currently under contract, up 3.7% from July. Based on this data we are currently in a sellers real estate market, 5.1 months of inventory, in the Lake Norman real estate market.

In July 2017 42 condos/townhomes sold in the Lake Norman area, a 35.5% increase from the 31 condos or townhomes sold in June 2017. July 2017 sales figures decreased 31.3% from July 2016 when 32 Lake Norman condos sold.

The average sales price increased 3.8% from $231,302 in June to $240,202 in July. The July 2017 average sales price increased 6% from the July 2016 average sales price which was $226,502.

Average days on the market increased 28.9% from 45 in June to 58 in July. The July 2016 average days on the market were 41, a 41.5% increase in market time.

Currently there are 33 active condo/townhome listings for sale in the Lake Norman MLS area, a 21.4% decrease from the 42 active condos for sale in July. The average list price is $268,185, down 1.6% from July’s average list price of $272,612. The average days on the market are 62. 54 Lake Norman condos/townhomes are currently under contract, a 10.2% increase from July. Based on this months data we are currently in a sellers market, only .8 months of inventory, in the Lake Norman condo market.

In July 2017 26 lots sold in the Lake Norman area, an 18.8% decrease from the 32 lots sold in June 2017. July 2017 sales figures increased 18.2% from July 2016 when 22 Lake Norman lots sold.

The average sales price increased 19.3% from $226,709 in June to $270,542 in July. The July 2017 average sales price increased 7.7% from the July 2016 average sales price which was $251,211.

Average days on the market increased 36.6% from 131 in June to 179 in July. The July 2016 average days on the market were 146, a 22.6% increase in market time versus the same time period last year.

Currently there are 602 active lot listings for sale in the Lake Norman MLS area, a decrease of 3.1% from July. The average list price is $270,726, down .8% from July’s average list price of $272,987. The average days on the market are 528. 89 Lake Norman area lots are currently under contract, a 2.2% decrease from July. Based on this data, 23.2 months of inventory, we are in a buyers market for Lake Norman lots & land.

In June 2017 233 homes sold in the Lake Norman area, a 13.1% increase from the 206 homes sold in May and the highest monthly total on record. The June 2017 sales figures increased 6.9% from June 2016 when 218 homes sold in the Lake Norman area.

The average sales price decreased 4.5% from $507,837 in May to $484,940 in June. The June 2017 average sales price decreased 12.4% from the June 2016 average sales price which was $553,323.

Average days on the market decreased 11.4% from 79 days on the market in May to 70 days on the market in June. The June 2016 average days on the market were 72, a 2.8% decrease in market time from last year.

Currently there are 1014 active homes for sale in the Lake Norman MLS area, up 2.3% from June. The average list price is $758,524 down 2.4% from the June average list price of $758,524. The average days on the market are 154. 381 Lake Norman homes are currently under contract, down 2.6% from June. Based on this data we are currently in a sellers real estate market, 4.4 months of inventory, in the Lake Norman real estate market.

In June 2017 31 condos/townhomes sold in the Lake Norman area, a 13.9% decrease from the 36 condos or townhomes sold in May 2017. June 2017 sales figures decreased 11.% from June 2016 when 35 Lake Norman condos sold.

The average sales price increased 1.4% from $228,130 in May to $231,302 in June. The June 2017 average sales price increased 10.1% from the June 2016 average sales price which was $210,120.

Average days on the market decreased 16.7% from 54 in May to 45 in June. The June 2016 average days on the market were 64, a 29.7% decrease in market time.

Currently there are 42 active condo/townhome listings for sale in the Lake Norman MLS area, a 13.5% increase from the 37 active condos for sale in June. The average list price is $272,612, up 3.9% from June’s average list price of $262,473. The average days on the market are 51. 49 Lake Norman condos/townhomes are currently under contract, a 3.9% decrease from June. Based on this months data we are currently in a sellers market, only 1.4 months of inventory, in the Lake Norman condo market.

In June 2017 32 lots sold in the Lake Norman area, a 52.4% increase from the 21 lots sold in May 2017. June 2017 sales figures decreased 17.9% from June 2016 when 39 Lake Norman lots sold.

The average sales price increased 17.8% from $192,448 in May to $226,709 in June. The June 2017 average sales price decreased 24.9% from the June 2016 average sales price which was $301,851.

Average days on the market decreased 43.3% from 231 in May to 131 in June. The June 2016 average days on the market were 231, a 43.3% increase in market time versus the same time period last year.

Currently there are 621 active lot listings for sale in the Lake Norman MLS area, a decrease of 4.3% from June. The average list price is $272,987, up 4.7% from June’s average list price of $260,720. The average days on the market are 554. 91 Lake Norman area lots are currently under contract, a 16.7% increase from June.
