In March 2018 24 waterfront homes sold in the Lake Norman area, a 7.7% decrease from the 26 Lake Norman waterfront homes sold in February 2018. March 2018 Lake Norman waterfront home sales figures decreased 51% from March 2017 when 49 Lake Norman waterfront homes sold.
The average sales price decreased 3.3% from $1,002,250 in February to $969,046 in March. The March 2018 average sales price increased 13.7.% from the March 2017 average sales price which was $851,910.
Average days on the market decreased from 145 in February to 118 in March, a 18.6% decrease in market time. The March 2017 average days on the market were 121, a 2.5% decrease in market time.
Currently there are 281 active Lake Norman waterfront homes listed in the MLS, up 5.6% from March, with 103 also under contract, up 5.1% from March. The average list price is $1,171,287 down 5% from March. The lowest priced active Lake Norman waterfront home is listed at $179,900 and the highest priced Lake Norman waterfront home is listed at $7,450,000.

Lake Norman Waterfront Condos & Townhomes
In March 2018 7 waterfront condos or townhomes sold in the Lake Norman area, a 75% increase from the 4 Lake Norman waterfront condos sold in February 2018. March 2018 sales figures decreased 68.2% from March 2017 when 22 Lake Norman waterfront condos sold.
The average sales price increased 43.5% from $233,500 in February to $335,014 in March. The March 2018 average sales price increased 12.2% from the March 2017 average sales price which was $298,545.
Average days on the market increased 29.4% from 17 in February to 22 days on the market in March. The March 2017 average days on the market were 94, a 76.6% decrease in market time from one year ago.
Currently there are 19 active Lake Norman waterfront condos listed in the MLS, a 9.5% decrease in active inventory from March, with 15 also under contract, up 50% from March. The average list price is $354,184, down 1.4% from last month. The lowest priced active Lake Norman waterfront condo is listed at $235,000 and the highest priced active Lake Norman waterfront condo is listed at $875,000.

In March 2018 5 waterfront lots sold in the Lake Norman area, a 16.7% decrease from the 6 Lake Norman waterfront lots sold in February 2018. March 2018 sales figures increased 66.7% from March 2017 when 3 Lake Norman waterfront lots sold.
The average sales price in March was $315,500, up 31.2% from the February average sales price which was $240,417. The March 2018 average sales price decreased 36.5% from the March 2017 average sales price of $496,667.
The average days on the market increased 94% from 94 days in February to 182 days on the market in March. Days on the market were up 71.7% from March 2017 when the average was 106 days on the market.
Currently there are 208 active Lake Norman waterfront lots listed in the MLS, up .5% from March, with 16more under contract. The average list price is $481,395, down 1.6% from last month. The lowest priced Lake Norman waterfront lot is listed at $50.000 and the highest priced Lake Norman waterfront lot is listed at $4,500,000.
