In February 2018 26 waterfront homes sold in the Lake Norman area, a 13.3% decrease from the 30 Lake Norman waterfront homes sold in January 2018. February 2018 Lake Norman waterfront home sales figures increased 62.5% from February 2017 when 16 Lake Norman waterfront homes sold.
The average sales price increased 8.7% from $922,098 in January to $1,002,250 in February. The February 2018 average sales price increased 35.5.% from the February 2017 average sales price which was $739,383.
Average days on the market increased from 92 in January to 145 in February, a 57.6% increase in market time. The February 2017 average days on the market were 105, a 38.1% increase in market time.
Currently there are 266 active Lake Norman waterfront homes listed in the MLS, up 12% from February, with 98 also under contract, up 27% from January. The average list price is $1,232,613 down 5.5% from February. The lowest priced active Lake Norman waterfront home is listed at $179,900 and the highest priced Lake Norman waterfront home is listed at $7,745,000.

In February 2018 4 waterfront condos or townhomes sold in the Lake Norman area, a 0% decrease from the 4 Lake Norman waterfront condos sold in January 2018. February 2018 sales figures decreased 43% from February 2017 when 7 Lake Norman waterfront condos sold.
The average sales price increased 23.2% from $189,475 in January to $233,500 in February. The February 2018 average sales price decreased 35% from the February 2017 average sales price which was $360,500.
Average days on the market decreased 45% from 31 in January to 17 days on the market in February. The February 2017 average days on the market were 37, a 54% decrease in market time from one year ago.
Currently there are 21 active Lake Norman waterfront condos listed in the MLS, a 16.7% increase in active inventory from February, with 10 also under contract, up 43% from February. The average list price is $359,150, down 7.8% from last month. The lowest priced active Lake Norman waterfront condo is listed at $209,000 and the highest priced active Lake Norman waterfront condo is listed at $925,000.

In February 2018 7 waterfront lots sold in the Lake Norman area, a 16.7% increase from the 6 Lake Norman waterfront lots sold in January 2018. February 2018 sales figures decreased 41.7% from February 2017 when 12 Lake Norman waterfront lots sold.
The average sales price in February was $351,786, down 4.1% from the January average sales price which was $366,917. The February 2018 average sales price decreased 11.1% from the February 2017 average sales price of $395,771.
The average days on the market decreased 43.1% from 167 days in January to 95 days on the market in February. Days on the market were down 55.8% from February 2017 when the average was 215 days on the market.
Currently there are 207 active Lake Norman waterfront lots listed in the MLS, down 4.2% from February, with 13 more under contract. The average list price is $489,358, up .4% from last month. The lowest priced Lake Norman waterfront lot is listed at $49,700 and the highest priced Lake Norman waterfront lot is listed at $4,500,000.
