The average sales price decreased 15.7% from $1,111,765 in November to $937,266 in December. The December 2018 average sales price increased 3% from the December 2017 average sales price which was $909,737.

Average days on the market increased from 120 in November to 109 in December, a 9.2%decrease in market time. The December 2017 average days on the market were 125, a 4% decrease in market time from one year ago.

Currently there are 217 active Lake Norman waterfront homes listed in the MLS, down 7.7% from December. There are 57 Lake Norman waterfront homes under contract, up 5.6% from December. The average list price of active listings is $1,322,893 up 2.5% from December’s average list price of $1,290,907. The lowest priced active Lake Norman waterfront home is listed at $150,000 and the highest priced Lake Norman waterfront home is listed at $6,950,000.

The average sales price increased 8.7% from $313,050 in November to $340,265 in December. The December 2018 average sales price increased 34.4% from the December 2017 average sales price which was $253,125.

Average days on the market increased  3.6% from 84 in November to 87 days on the market in December. The December 2017 average days on the market were 47 an 85% increase in market time from one year ago.

Currently there are 33 active Lake Norman waterfront condos listed in the MLS, a 19.5% decrease in active inventory from December. The average sales price increased 24.8% from $877,800 in October to $1,095,243 in November. The November 2018 average sales price increased 14% from the November 2017 average sales price which was $960,854.

Average days on the market increased from 84 in October to 117 in November, a 39.3% increase in market time. The November 2017 average days on the market were 100, a 17% increase in market time.

Currently there are 235 active Lake Norman waterfront homes listed in the MLS, down 10% from November. There are 54 Lake Norman waterfront homes under contract, down 23.9% from November. The average list price of active listings is $1,290,907 up .8% from November’s average list price of $1,280,880. The average sales price decreased 5.1% from $925,261 in September to $877,800 in October. The October 2018 average sales price decreased 12.9% from the October 2017 average sales price which was $1,008,022.

Average days on the market increased from 70 in September to 84 in October, a 20% increase in market time. The October 2017 average days on the market were 127, a 33.9% decrease in market time.

Currently there are 261 active Lake Norman waterfront homes listed in the MLS, down 9.4% from October. There are 71 Lake Norman waterfront homes under contract, down 6.6% from October.
