Lake Norman Homes
In October 2014 173 homes sold in the Lake Norman area, a 15.3% increase from the 150 homes sold in September. October 2014 sales figures increased 46.6% from October 2013 when 118 homes sold in the Lake Norman area. October 2014 sales were the highest for October since 2005 when 188 Lake Norman homes sold!

The average sales price decreased 0% from $485,197 in September to $485,189 in October. The October 2014 average sales price increased 27.9% from the October 2013 average sales price which was $379,337.

Average days on the market increased 7.2% from 83 days in September to 89 days on the market in October. October 2013 average days on the market were 105, a 15.2% decrease in market time.

Currently there are 983 homes for sale in the Lake Norman MLS area, down 6.4% from September. The average list price is $668,326 up 3% from the September average list price of $648,418. The average days on the market are 182. 238 Lake Norman homes are currently under contract, down 14.1% from September.

Lake Norman Condos & Townhomes
In October 2014 23 condos/townhomes sold in the Lake Norman area, an 14.8% decrease from the 27 condos or townhomes sold in September 2014. October 2014 sales figures decreased 4.2% from October 2013 when 24 Lake Norman condos sold.

The average sales price decreased 2.9% from $195,935 in September 2014 to $190,312 in October 2014. October 2014 average sales price decreased 3.8% from the October 2013 average sales price which was $197,871.

Average days on the market decreased 42.6% from 94 in September to 54 in October. October 2013 average days on the market were 144, a 62.5% decrease in market time.

Currently there are 111 condo/townhomes for sale in the Lake Norman MLS area,a 12.1% increase from the 99 condos for sale in September. The average list price is $229,753, up .3% from September’s average list price of $229,109. The average days on the market are 98. 21 Lake Norman condos/townhomes are currently under contract, an 25% decrease from September.



Lake Norman Lots
In October 2014 24 lots sold in the Lake Norman area, a 33% increase from the 18 lots sold in September. October 2014 sales figures increased 60% from October 2013 when 15 lots sold.

The average sales price increased 19.8% from $112,172 in September to $134,425 in October. October 2014 average sales price increased 125% from the October 2013 average sales price which was $59,743.

Average days on the market increased 115.7% from 108 in September to 233 in October. October 2013 average days on the market were 244, a 4.5% decrease in market time versus the same time period last year.

Currently there are 719 lots for sale in the Lake Norman MLS area, an decrease of 1.1% from September. The average list price is $240,712, down 1.8% from September’s average list price of $245,124. The average days on the market are 467. 46 Lake Norman area lots are currently under contract, a 9.3% increase from September.
