In April 2017 29 waterfront homes sold in the Lake Norman area, a 39.6% decrease from the 48 Lake Norman waterfront homes sold in March 2017. April 2017 Lake Norman waterfront home sales figures decreased 9.4% from April 2016 when 32 Lake Norman waterfront homes sold.

The average sales price increased .7% from $859,794 in March to $866,237 in April. The April 2017 average sales price increased 13.2% from the April 2016 average sales price which was $765,145.

Average days on the market decreased from 122 in March to 107 in April, an 12.3% decrease in market time. The April 2016 average days on the market were 116, a 7.8% decrease in market time.

Currently there are 376 active Lake Norman waterfront homes listed in the MLS with 118 also under contract, up 7.3% from April. The average list price is $1,202,929, up 3.8% from April. The lowest priced active Lake Norman waterfront home is listed at $240,000 and the highest priced Lake Norman waterfront home is listed at $8,495,000.

In April 2017 8 waterfront condos or townhomes sold in the Lake Norman area, a 63.6% decrease from the 22 Lake Norman waterfront condos sold in March 2017. April 2017 sales figures increased 60% from April 2016 when 5 Lake Norman waterfront condos sold.

The average sales price increased 19% from $298,545 in March to $355,363 in April. The April 2017 average sales price increased 45.1% from the April 2016 average sales price which was $244,950.

Average days on the market decreased 26.6% from 94 in March to 69 days on the market in April. The April 2016 average days on the market were 133, a 48.1% decrease in market time from one year ago.

Currently there are 18 active Lake Norman waterfront condos listed in the MLS with 11 also under contract, a 28.6% increase in active inventory from April. The average list price is $355,737, down 7% from last month. The lowest priced active Lake Norman waterfront condo is listed at $229,500 and the highest priced active Lake Norman waterfront condo is listed at $659,900.

The average sales price in April 2017 was $469,063, down 5.6% from the March 2017 average sales price which was $496,667. The April 2017 average sales price increased 27% from the April 2016 average sales price of $369,350.

The average days on the market increased 128% from 106 days in March to 242 days on the market in April. Days on the market were up 51.3% from April 2016 when the average was 160 days on the market.

Currently there are 241 active Lake Norman waterfront lots listed in the MLS with 33 more under contract, up 37.5% from April. The average list price is $452,055, down 3.41% from last month. The lowest priced Lake Norman waterfront lot is listed at $48,900 and the highest priced Lake Norman waterfront lot is listed at $4,199,520.
