In December 2016 35 waterfront homes sold in the Lake Norman area, a 16.7% increase from the 30 Lake Norman waterfront homes sold in November. December 2016 Lake Norman waterfront home sales figures increased 45.8% from December 2015 when 24 Lake Norman waterfront homes sold.

The average sales price increased 8.5% from $804,082 in November to $872,739 in December. The December 2016 average sales price decreased 7.5% from the December 2015 average sales price which was $943,708.

Average days on the market increased from 108 in November to 164 in December, an 51.9% increase in market time. The December 2015 average days on the market were 103, a 59.2% increase in market time.

Currently there are 286 active Lake Norman waterfront homes listed in the MLS with 69 also under contract, up 6.2% from December. The average list price is $1,117,246, up 3.9% from December. The lowest priced active Lake Norman waterfront home is listed at $175,000 and the highest priced Lake Norman waterfront homeis listed at $5,000,000.

In December 2016 8 waterfront condos or townhomes sold in the Lake Norman area, a 20% decrease from the 10 Lake Norman waterfront condos sold in November. December 2016 sales figures decreased 11.1% from December 2015 when 9 Lake Norman waterfront condos sold.

The average sales price decreased 2.6% from $248,690 in November to $242,256 in December. The December 2016 average sales price decreased 35.8% from the December 2015 average sales price which was $377,333.

Average days on the market increased 89.2% from 37 in November to 70 days on the market in December. The December 2015 average days on the market were 66, a 6.1% increase in market time.

Currently there are 16 active Lake Norman waterfront condos listed in the MLS with 9 also under contract, a 0% decrease from December. The average list price is $334,818, up 5% from last month. The lowest priced active Lake Norman waterfront condo is listed at $150,000 and the highest priced active Lake Norman waterfront condo is listed at $699,888.

The average sales price in December was $526,700, down 30.8% from the November average sales price which was $761,556. The December 2016 average sales price increased 128.8% from the December 2015 average sales price of $230,250.

The average days on the market increased 33% from 117 days in November to 156 days on the market in December. Days on the market were up 44.4% from December 2015 when the average was 108 days on the market.

Currently there are 202 active Lake Norman waterfront lots listed in the MLS with 18 more under contract, up 5.9% from December. The average list price is $471,748, up .4% from last month. The lowest priced Lake Norman waterfront lot is listed at $48,900 and the highest priced Lake Norman waterfront lot is listed at $4,199,520.
