Lake Norman Waterfront Real Estate Market Update June 2017

Lake Norman Waterfront Homes
In June 2017 62 waterfront homes sold in the Lake Norman area, a 17% increase from the 53 Lake Norman waterfront homes sold in May 2017. June 2017 Lake Norman waterfront home sales figures decreased 1.3% from June 2016 when 63 Lake Norman waterfront homes sold.

The average sales price decreased 6.9% from $841,679 in May to $783,230 in June. The June 2017 average sales price decreased 9.9% from the June 2016 average sales price which was $868,982.

Average days on the market increased from 110 in May to 124 in June, a 12.7% increase in market time. The June 2016 average days on the market were 71, a 74.6% increase in market time.

Currently there are 373 active Lake Norman waterfront homes listed in the MLS with 123 also under contract, up 8.8% from June. The average list price is $1,215,892, up 4.3% from June. The lowest priced active Lake Norman waterfront home is listed at $185,000 and the highest priced Lake Norman waterfront home is listed at $8,495,000.

Lake Norman Waterfront Condos & Townhomes
In June 2017 11 waterfront condos or townhomes sold in the Lake Norman area, a 26.7% decrease from the 15 Lake Norman waterfront condos sold in May 2017. June 2017 sales figures increased 0% from June 2016 when 11 Lake Norman waterfront condos sold.

The average sales price increased 22.2% from $258,510 in May to $315,805 in June. The June 2017 average sales price increased 37.1% from the June 2016 average sales price which was $230,309.

Average days on the market increased 24.1% from 54 in May to 67 days on the market in June. The June 2016 average days on the market were 72, a 6.9% decrease in market time from one year ago.

Currently there are 16 active Lake Norman waterfront condos listed in the MLS with 13 also under contract, a 20% decrease in active inventory from June. The average list price is $337,069, down 1.8% from last month. The lowest priced active Lake Norman waterfront condo is listed at $165,000 and the highest priced active Lake Norman waterfront condo is listed at $659,000.

In June 2017 15 waterfront lots sold in the Lake Norman area, a 150% increase from the 6 Lake Norman waterfront lots sold in May 2017. June 2017 sales figures decreased 11.8% from June 2016 when 17 Lake Norman waterfront lots sold.

The average sales price in June 2017 was $430,167, down 19.8% from the May 2017 average sales price which was $536,500. The June 2017 average sales price decreased 13.5% from the June 2016 average sales price of $497,112.

The average days on the market decreased 52.6% from 209 days in May to 99 days on the market in June. Days on the market were down 51.3% from June 2016 when the average was 203 days on the market.

Currently there are 226 active Lake Norman waterfront lots listed in the MLS with 38 more under contract, up 5.6% from June. The average list price is $460,261, up 6.5% from last month. The lowest priced Lake Norman waterfront lot is listed at $48,900 and the highest priced Lake Norman waterfront lot is listed at $4,199,520.
