In September 2016 49 waterfront homes sold in the Lake Norman area, a 21% decrease from the 62 Lake Norman waterfront homes sold in August. September 2016 Lake Norman waterfront home sales figures increased 6.5% from September 2015 when 46 Lake Norman waterfront homes sold.

The average sales price decreased 27.1% from $1,001,101 in August to $729,319 in September. The September 2016 average sales price decreased 16.7% from the September 2015 average sales price which was $875,120.

Average days on the market decreased from 101 in August to 110 in September, a 9% increase in market time. The September 2015 average days on the market were 136, a 19.1% decrease in market time.

Currently there are 390 active Lake Norman waterfront homes listed in the MLS with 87 also under contract, down 3.3% from September. The average list price is $1,071,275, down 5% from September. The lowest priced active Lake Norman waterfront home is listed at $213,000 and the highest priced Lake Norman waterfront homeis listed at $7,450,000.

In September 15 waterfront condos or townhomes sold in the Lake Norman area, a 114% increase from the 7 Lake Norman waterfront condos sold in August. September 2016 sales figures decreased 0% from September 2015 when 15 Lake Norman waterfront condos sold.

The average sales price decreased 6.7% from $264,214 in August to $246,613 in September. The September 2016 average sales price decreased 16.1% from the September 2015 average sales price which was $293,853.

Average days on the market increased 8% from 101 in August to 109 days on the market in September. The September 2015 average days on the market were 60, an 81.7% increase in market time.

Currently there are 28 active Lake Norman waterfront condos listed in the MLS with 17 also under contract, a 0% increase from September. The average list price is $309,131, up 1.5% from last month. The lowest priced active Lake Norman waterfront condo is listed at $147,999 and the highest priced active Lake Norman waterfront condo is listed at $725,000.

The average sales price was $394,997, down 2.5% from the August average sales price which was $405,250. The average sales price decreased 1.3% from the September 2015 average sales price of $400,369.

The average days on the market increased 39.1% from 110 days in August to 153 days on the market in September. Days on the market were up 23.4% from September 2015 when the average was 124 days on the market.

Currently there are 238 active Lake Norman waterfront lots listed in the MLS with 27 more under contract, down 10% from September. The average list price is $478,267, down 6.2% from last month. The lowest priced Lake Norman waterfront lot is listed at $48,900 and the highest priced Lake Norman waterfront lot is listed at $4,199,520.
