In April 2018 46 waterfront homes sold in the Lake Norman area, a 92% increase from the 24 Lake Norman waterfront homes sold in March 2018. April 2018 Lake Norman waterfront home sales figures increased 58.6% from April 2017 when 29 Lake Norman waterfront homes sold.

The average sales price increased 20.6% from $969,046 in March to $1,168,601 in April. The April 2018 average sales price increased 35.% from the April 2017 average sales price which was $866,237.

Average days on the market decreased from 118 in March to 107 in April, a 9.3% decrease in market time. The April 2017 average days on the market were 107, a 0% decrease in market time.

Currently there are 300 active Lake Norman waterfront homes listed in the MLS, up 6.8% from April, with 112 also under contract, up 8.7% from April. The average list price is $1,260,965 up 7.7% from April. The lowest priced active Lake Norman waterfront home is listed at $162,500 and the highest priced Lake Norman waterfront home is listed at $7,450,000.

In April 2018 10 waterfront condos or townhomes sold in the Lake Norman area, a 43% increase from the 7 Lake Norman waterfront condos sold in March 2018. April 2018 sales figures increased 25% from April 2017 when 8 Lake Norman waterfront condos sold.

The average sales price increased 9.6% from $335,014 in March to $367,250 in April. The April 2018 average sales price increased 3.3% from the April 2017 average sales price which was $355,363.

Average days on the market increased 100% from 22 in March to 44 days on the market in April. The April 2017 average days on the market were 69, a 36% decrease in market time from one year ago.

Currently there are 24 active Lake Norman waterfront condos listed in the MLS, a 26% increase in active inventory from April, with 14 also under contract, down 6.7% from April. The average list price is $346,483, down 2.2% from last month. The lowest priced active Lake Norman waterfront condo is listed at $235,000 and the highest priced active Lake Norman waterfront condo is listed at $875,000.

In April 2018 6 waterfront lots sold in the Lake Norman area, a 20% increase from the 5 Lake Norman waterfront lots sold in March 2018. April 2018 sales figures decreased 33% from April 2017 when 9 Lake Norman waterfront lots sold.

The average sales price in April was $339,783, up 7.7% from the March average sales price which was $315,500. The April 2018 average sales price decreased 19% from the April 2017 average sales price of $419,722.

The average days on the market increased 66.5% from 182 days in March to 303 days on the market in April. Days on the market were up 35.9% from April 2017 when the average was 223 days on the market.

Currently there are 226 active Lake Norman waterfront lots listed in the MLS, up .8.7% from April, with 26 more under contract. The average list price is $481,395, down 1.6% from last month. The lowest priced Lake Norman waterfront lot is listed at $50.000 and the highest priced Lake Norman waterfront lot is listed at $4,500,000.
