In November 2018 34 waterfront homes sold in the Lake Norman area, a 15% decrease from the 40 Lake Norman waterfront homes sold in October 2018. November 2018 Lake Norman waterfront home sales figures decreased 10.5% from November 2017 when 38 Lake Norman waterfront homes sold.

The average sales price increased 24.8% from $877,800 in October to $1,095,243 in November. The November 2018 average sales price increased 14% from the November 2017 average sales price which was $960,854.

Average days on the market increased from 84 in October to 117 in November, a 39.3% increase in market time. The November 2017 average days on the market were 100, a 17% increase in market time.

Currently there are 235 active Lake Norman waterfront homes listed in the MLS, down 10% from November. There are 54 Lake Norman waterfront homes under contract, down 23.9% from November. The average list price of active listings is $1,290,907 up .8% from November’s average list price of $1,280,880. The lowest priced active Lake Norman waterfront home is listed at $150,000 and the highest priced Lake Norman waterfront home is listed at $6,950,000.

In November 2018 10 waterfront condos or townhomes sold in the Lake Norman area, a 33% decrease from the 15 Lake Norman waterfront condos sold in October 2018. November 2018 sales figures increased 42.9% from November 2017 when 7 Lake Norman waterfront condos sold.

The average sales price decreased 7.7% from $327,833 in October to $302,650 in November. The November 2018 average sales price increased 10.9% from the November 2017 average sales price which was $295,657.

Average days on the market increased  8.9% from 78 in October to 85 days on the market in November. The November 2017 average days on the market were 29 a 193% increase in market time from one year ago.

Currently there are 41 active Lake Norman waterfront condos listed in the MLS, a 2.5% increase in active inventory from November. There are 11 Lake Norman waterfront condos under contract, down 27% from November. The average list price of active listings is $316,190, down 11.5% from last months average list price of $357,130. The lowest priced active Lake Norman waterfront condo is listed at $145,000 and the highest priced active Lake Norman waterfront condo is listed at $1,050,000.

The average sales price in November was $434,514, up 23.8% from the October average sales price which was $350,908. The November 2018 average sales price decreased 3% from the November 2017 average sales price of $448,167.

The average days on the market increased 13.3% from 166 days in October to 188 days on the market in November. Days on the market were down 22.6% from November 2017 when the average was 243 days on the market.

Currently there are 179 active Lake Norman waterfront lots listed in the MLS, down 5.8% from November. There are 19 Lake Norman waterfront lots under contract, down 17% from November. The average list price is $463,149, down 1.1% from last month. The lowest priced Lake Norman waterfront lot is listed at $50.000 and the highest priced Lake Norman waterfront lot is listed at $2,950,000.
