In September 2017 60 waterfront homes sold in the Lake Norman area, a 15.5% decrease from the 71 Lake Norman waterfront homes sold in August 2017 but the highest September total on record. September 2017 Lake Norman waterfront home sales figures increased 20% from September 2016 when 50 Lake Norman waterfront homes sold.

The average sales price increased 7.3% from $829,293 in August to $889,568 in September. The September 2017 average sales price increased 23.3% from the September 2016 average sales price which was $721,233.

Average days on the market increased from 106 in August to 121 in September, a 14.2% increase in market time. The September 2016 average days on the market were 109, an 11% increase in market time.

Currently there are 309 active Lake Norman waterfront homes listed in the MLS with 76 also under contract, down 28% from September. The average list price is $1,231,786, up 2.8% from September. The lowest priced active Lake Norman waterfront homeis listed at $185,000 and the highest priced Lake Norman waterfront home is listed at $7,745,000.

In September 2017 10 waterfront condos or townhomes sold in the Lake Norman area, a 16.7% decrease from the 12 Lake Norman waterfront condos sold in August 2017. September 2017 sales figures decreased 33.3% from September 2016 when 15 Lake Norman waterfront condos sold.

The average sales price increased 8.4% from $257,958 in August to $279,590 in September. The September 2017 average sales price increased 13.4% from the September 2016 average sales price which was $246,613.

Average days on the market increased 26.7% from 30 in August to 38 days on the market in September. The September 2016 average days on the market were 109, a 65.1% decrease in market time from one year ago.

Currently there are 12 active Lake Norman waterfront condos listed in the MLS with 12 also under contract, a 14.3% decrease in active inventory from September. The average list price is $296,417, down 5% from last month. The lowest priced active Lake Norman waterfront condo is listed at $175,000 and the highest priced active Lake Norman waterfront condo is listed at $429,000.

In September 2017 16 waterfront lots sold in the Lake Norman area, a 14.3% increase from the 14 Lake Norman waterfront lots sold in August 2017. September 2017 sales figures increased 77.8% from September 2016 when 9 Lake Norman waterfront lots sold.

The average sales price in September 2017 was $428,719, up 48.2% from the August 2017 average sales price which was $289,214. The September 2017 average sales price decreased 12% from the September 2016 average sales price of $487,219.

The average days on the market decreased 22.1% from 190 days in August to 148 days on the market in September. Days on the market were up 1.4% from September 2016 when the average was 146 days on the market.

Currently there are 221 active Lake Norman waterfront lots listed in the MLS with 14 more under contract, down 30% from September. The average list price is $469,247, up 5.5% from last month. The lowest priced Lake Norman waterfront lot is listed at $48,900 and the highest priced Lake Norman waterfront lot is listed at $4,500,000.
