In April 2016 31 waterfront homes sold in the Lake Norman area, a 24% increase from the 25 Lake Norman waterfront homes sold in March. April 2016 Lake Norman waterfront home sales figures decreased 6.1% from April 2015 when 33 Lake Norman waterfront homes sold.

The average sales price decreased 7.7% from $830,200 in March to $770,957 in April. The April 2016 average sales price increased 4.7% from the April 2015 average sales price which was $736,264.

Average days on the market increased from 99 in March to 119 in April, a 20% increase in market time. The April 2015 average days on the market were 153, a 22.2% decrease in market time.

Currently there are 426 active Lake Norman waterfront homes listed in the MLS with 104 also under contract, up 0% from April. The average list price is $1,157,175, up 6% from April. The lowest priced Lake Norman waterfront home is listed at $150,000 and the highest priced Lake Norman waterfront home is listed at $7,450,000.

The average sales price increased .2% from $244,370 in March to $244,950 in April. The April 2016 average sales price increased 16.2% from the April 2015 average sales price which was $210,718.

Average days on the market increased 133% from 57 in March to 133 days on the market in April. The April 2015 average days on the market were 105, a 26.7% increase in market time.

Currently there are 50 active Lake Norman waterfront condos listed in the MLS with 6 also under contract, a 20% increase from April. The average list price is $316,598, up 1.9% from last month. The lowest priced active Lake Norman waterfront condo is listed at $154,900 and the highest priced active Lake Norman waterfront condo is listed at $725,000.

The average days on the market decreased 20% from 202 days in March to 162 days on the market in April. Days on the market were down 9.5% from April 2015 when the average was 179 days on the market.

Currently there are 247 active Lake Norman waterfront lots listed in the MLS with 30 more under contract, up 7.1% from April. The average list price is $486,471, down 1.3% from last month. The lowest priced Lake Norman waterfront lot is listed at $55,900 and the highest priced Lake Norman waterfront lot is listed at $4,199,520.

In April 131 homes sold in the Lake Norman area, an 18% increase from the 111 homes sold in March. The April 2016 sales figures decreased 5.8% from April 2015 when 139 homes sold in the Lake Norman area.

The average sales price increased 7.2% from $466,468 in March to $500,241 in April. The April 2016 average sales price increased 7.6% from the April 2015 average sales price which was $464,956.

Average days on the market decreased 1.2% from 86 days on the market in March to 85 days on the market in April. The April 2015 average days on the market were 103, a 17.5% decrease in market time.

Currently there are 962 active homes for sale in the Lake Norman MLS area, up 3.3% from April. The average list price is $801,411 up 1.9% from the April average list price of $786,294. The average days on the market are 185. 372 Lake Norman homes are currently under contract, up 8.1% from April.

In April 28 condos/townhomes sold in the Lake Norman area, a 3.4% decrease from the 29 condos or townhomes sold in March. April 2016 sales figures decreased 12.5% from April 2015 when 32 Lake Norman condos sold.

The average sales price decreased 7.2% from $218,796 in March to $202,963 in April. The April 2016 average sales price increased 16.1% from the April 2015 average sales price which was $174,758.

Average days on the market decreased 2.7% from 73 in March to 71 in April. The April 2015 average days on the market were 69, a 2.9% increase in market time.

Currently there are 77 active condo/townhome listings for sale in the Lake Norman MLS area, a 0% decrease from the 77 condos for sale in April. The average list price is $289,372, up 4.8% from April’s average list price of $276,127. The average days on the market are 107. 44 Lake Norman condos/townhomes are currently under contract, a 17% decrease from April.

In April 20 lots sold in the Lake Norman area, a 35.5% decrease from the 31 lots sold in March. April 2016 sales figures decreased 16.7% from April 2015 when 24 Lake Norman lots sold.

The average sales price increased 34% from $148,371 in March to $198,890 in April. The April 2016 average sales price increased 36.5% from the April 2015 average sales price which was $145,678.

Average days on the market increased 8.2% from 170 in March to 184 in April. The April 2015 average days on the market were 213, a 13.6% decrease in market time versus the same time period last year.

Currently there are 699 active lot listings for sale in the Lake Norman MLS area, an increase of 1.3% from April. The average list price is $254,207, up 4.7% from April’s average list price of $242,774. The average days on the market are 507. 79 Lake Norman area lots are currently under contract, a 0% increase from April.

The average sales price decreased 5.1% from $874,888 in February to $830,200 in March. The March 2016 average sales price increased 20% from the March 2015 average sales price which was $691,623.

Average days on the market increased from 144 in February to 99 in March, a 31.3% decrease in market time. The March 2015 average days on the market were 124, a 20.2% decrease in market time.

Currently there are 401 active Lake Norman waterfront homes listed in the MLS with 104 also under contract, up 37% from March. The average list price is $1,091,075, down 7.2% from March. The lowest priced Lake Norman waterfront home is listed at $144,900 and the highest priced Lake Norman waterfront home is listed at $7,450,000.

In March 110 homes sold in the Lake Norman area, an 8.9% increase from the 101 homes sold in Febraury. The March 2016 sales figures decreased 20.9% from March 2015 when 139 homes sold in the Lake Norman area.

The average sales price decreased 8% from $509,783 in February to $469,255 in March. The March 2016 average sales price increased 14.7% from the March 2015 average sales price which was $409,009.

Average days on the market decreased 13% from 100 days on the market in February to 87 days on the market in March. The March 2015 average days on the market were 91, a 4.4% decrease in market time.

Currently there are 931 active homes for sale in the Lake Norman MLS area, up 12.7% from March. The average list price is $786,294 up .9% from the March average list price of $779,078. The average days on the market are 183. 344 Lake Norman homes are currently under contract, up 14.3% from March.

The average list price is $276,127, up 5.2% from March’s average list price of $262,574.
